11/12/23 - Date of fire
11/13/23 - Preliminary exterior inspection performed by Tom Licciardi of Accurate Reconstruction
11/14/23 - Tom Licciardi met onsite with the association's field adjuster
11/20/23 - Introductory meeting with homeowners
11/20/23 - We will have two men on site starting at 9 on Wednesday to assist on removing selective personal property of significant sentimental or monetary value. This service is available for those owners who's homes have sustained structural damage.
11/22/23 - We will be winterizing the units the end of next week. As such, we will need access to all units in buildings 7 and 8. We ask that each owner deliver copies of their entry door keys with Melissa at the clubhouse by Wednesday afternoon. Accurate Reconstruction will take full responsibility for securing all units.
11/22/23 - Our estimate is complete and has been submitted to the association's adjuster for review.
11/24/23 - We will have workers onsite again this coming Tuesday, 11/28, beginning at 9:00am to retrieve items of personal and monetary value. Please limit your use of the crew to one hour so that all homeowners have the opportunity to have valuables recovered.
12/4/23 - This week we will winterize all units where keys have been left with Melissa. We also will be working with a second consultant assigned by GNY to finalize the estimate for the reconstruction.
12/11/23 - Thank you all for your patience. We hope to have the insurance company's approval within the next week.
12/19/23 - The insurance adjustment is taking just a little longer than expected. We will update you as soon as all issues are concluded
1/5/24 - Thank you all for your patience. Unfortunately we are still waiting for final insurance company approval. We will update the website as soon as possible.
1/18/24 - We've finally received approval from the association's insurance company and have submitted our contract to the board for review.
2/4/24 - We have formalized our contract with the Association. This week, we will be working with the architect to complete his field work. We will also be submitting a demolition permit to the Construction Office for review.
2/21/24 - We understand how hard this process is for all of the families involved. It took much longer than expected to get the insurance company's approval, which we needed in order to prepare a contract for repairs. Currently we are waiting for our demolition permit to be approved. Once we have that permit we will strip all of the heavily damaged units which will allow the fire sprinkler company to inspect and determine what they need to do to restore service. We will work as quickly as possible.
3/5/24 - Marian has spoken with the construction official, and he understands our urgent need to move forward. Despite the building department's computers being down, he has authorized interior demolition, which should start by early next week.
3/18/24 - We continue to perform demolition. This should take approximately 3 more weeks.
3/28/24 - Interior demolition has progressed to the point that a plan can now be developed for the restoration of the fire sprinkler system. The fire contractor will inspect the buildings on Monday and develop a plan. Once there is a plan a permit will be submitted to the Town for that work. We will know more by the end of next week and let all involved know.
4/4/24 - We will complete interior demolition next week. Having now full view of the interior mechanicals and structural damages, the fire sprinkler contractor will be starting next week to run new lines where possible in effort to restore service to the undamaged units as quickly as possible.
4/18/24 - The water company finally turned on the water to the buildings yesterday. The fire sprinkler contractor will begin working in the next few days. Additionally, having completed the interior demolition, next week we will begin the structural demolition.
5/3/24 - Truss engineering is finally completed. Drawings will now be submitted to the Town for review.
5/8/24 - The water is on to both buildings. We have not opened the valves to each unit until we have checked for leaks. We have tested with air, and all seems to be holding. We want the plumber on site before turning your water on. This will be in the next few days. Following the interior demolition of the heavily damaged units we were able to have our mechanical contractors inspect the utilities to isolate damaged sections and bypass where necessary. Following that we were able to move forward with the process of getting the utilities restored. This requires the below:
We have submitted, and now received, permits for the air pressure gas test. The plumber will fill the gas piping with air and let the charge sit for 24 hours. Following that period the plumbing subcode official will inspect the gages to be certain there are no leaks. Provided the pressure holds the town will allow the utility company to restore gas service. We have also applied for, and received, permits for the electrical services for each unit. The electrical subcode official will inspect each service and, provided they are acceptable, issue a cutting card. This card is delivered to the utility company, which allows them to restore electrical power to the units. We are waiting for the dates of those inspections now, which we expect will be early next week. We will update the website once we know. Again, though, once we have the Town's approvals, it will be in the hands of the utility companies. I hope the above helps explain the process.
5/17/24 - All utilities in the undamaged units are scheduled for inspections at the end of next week.
5/23/24 - Today we had all of the gas and electric utility inspections for the undamaged units. All of the inspections have passed. The next step is for the utility companies to restore the services.
6/14/24 - The power is on at the site, PSEG is there now, and we are turning the 5 units on. Next is gas.
6/25/24 - EXCITING NEWS -- The town has approved our permit applications. This week we will begin the structural demolition. We anticipate that the undamaged units will be ready for reoccupation by the end of July.
7/19/24 - We were finally able to begin framing this week. We are still shooting for the reoccupation of the undamaged units in approximately 2 weeks.
7/23/24 - For the undamaged units: Some of the new framing must be in place to run the replacement sprinkler and water lines. That is now complete. The sprinkler contractor is scheduled to begin.
Week of 8/11/24 - We are currently working to complete the necessary repairs to the truss work, and the installation of sprinklers. We know how important it is to have this portion of the work completed as soon as possible, and will let you know as soon as we have a date that you can safely return to the undamaged homes.
Week of 8/19/24 - We are installing the roofing this week. The sprinkler contractor has committed to completing his work next week. Water, gas, and electric have been restored.
Week of 9/23/24 - The sprinkler contractor did ultimately complete his work by 8/30 as promised. Once the new work was in place he energized the system to do his testing and he found that the water service that feeds the sprinkler system was not functioning. (not the domestic water, which is functional). This led to him not being able to test and charge the system. NJ Water promised for three weeks to replace these parts, but never did. Ultimately they told us it wasn’t their job. We then called a private contractor who ordered the parts. We now have the parts and they will be installed next week. If all goes well, the sprinkler equipment will be completed. This sprinkler system is equipped with an alarm. The alarm contractor will be on site next week to install his equipment.
10/9/24 - The alarm contractor expects to finish his work today or tomorrow. Residents of the undamaged units will be able to move home on Saturday, 10/12.
12/2/24 - We hope everyone had a wonderful Thanksgiving. After finally resolving countless hurdles, we are now installing drywall. We will work as quickly as possible to move this project toward completion so that you can move home.
