Accurate Reconstruction will be responsible for all aspects of the project. This will include the following: *Removal and replacement of all damaged elements of the building covered by the association's insurance. *Coordination of all insurance companies with insurable interests in the building. *The obtaining of all necessary permits and inspections.
The building will be inspected by a building consultant, an architect, and an adjuster who specializes in fire loss recovery. Together, we will consider all of the information and formulate a plan for the repair/rebuilding of your homes. The scope of work will vary in each home.
The association is insured by Greater New York Insurance Company (GNY). It is understood that this policy will pay for all necessary work to restore your home to builder's grade finishes. The association's carrier will *not* pay for any upgrades or betterments, or the replacement, moving, storage, protection or disposal of your personal property. The association's carrier will also not pay for your alternate housing while the repairs are being completed. It is likely that each of the elements not covered by GNY will be covered by your own personal homeowner's insurance policy.
Because the buildings have been deemed unsafe by the town officials, no one may enter the building unless accompanied by management or a representative of Accurate Reconstruction
Over the next few weeks, Accurate Reconstruction will be holding several meetings at the building. These meetings will include walk-throughs with town officials, our contractors, our truss engineer, as well as our architect. The purpose of these walk-throughs is to prepare all documents necessary for the town permitting process. Once permits are issued by the town, construction can begin.
Unfortunately, all contents must be removed from all homes requiring any work. Your personal homeowner's policy (HO6) should cover the costs associated with content removal/cleaning/replacement, etc.
Your home will be a construction site, and therefore, for your safety, we require that you set up a time for us to walk through with you. You can set up walkthroughs by reaching out to Marian at marian.accurate@gmail.com
During the initial phase of the project, we will invest most of our energy into organizing insurance and permitting requirements. This is an involved process requiring a lot of attention. When appropriate, we will contact individual homeowners to arrange for you to choose finish materials for your homes
No - this is your home and as long as what you might want does not violate any of the community by-laws, you may use the money paid to you by your insurance company to have us finish your home in whatever way makes you happy.
